Step one:

Making the decision to sell your home is one of the most important decisions you will ever make. So picking the right Real Estate Team to handle the sale of your home is also just as important. We at L.A. Real Estate Network take the time to listen to your needs and expectations and determine ahead of time how we can help you accomplish your goal.

These are some of the important questions we will ask you at our first meeting:

1. Why do you want to sell?
2. Where would you like to move?
3. How soon would you like to get there?
4. What is your present loan balance on your home? (Used for market analysis)
5. Have you been pre-qualified by a lender to see what price range you are qualified for?
    (We handle that for you)
6. Are you planning to use other money resources besides the equity of your home to purchase     your new home?

The answers to these questions will help us, determine your net equity, which you will use to purchase your next home, and understand your current needs and future goal which is extremely important in the home sale process.


Step two:

Determining and setting the right price to market your home is key to a smooth and timely sale.

We use the following criteria to establish a market value for your home.

1. Condition and location of your property.
2. Recent sold properties in your area that compare in size and condition.
3. Current listed properties in your area that compare in size and condition.
4. Properties that have expired (did not sell) that compare in size and condition.
5. Current buyer demand for your type of property.
6. We will provide a net proceeds estimate that will show you what monies you will have left over     after all selling expenses, including commission, have been deducted.


Step three:

When you are ready to put your home up for sale it is very important that you keep these next tips in mind so that the buyers looking at your home see its best potential.

1. Remove clutter throughout the house and store in cabinets or garage.
2. Repair any minor plumbing leaks.
3. Do some minor patching and painting if necessary.
4. Make sure all light fixtures are working and have good light bulbs.
5. Have home clean and in showing condition 24-hours a day.
6. Install plug in air fresheners throughout house.
7. Have yards cleaned and trimmed weekly.
8. Have your home available as often as possible for showings to accommodate buyers     fluctuating schedules. We don't want to lose a good buyer to another home because they     could not see yours.
9. Keep all pets to one room if possible or have secluded in back yard.
